1218 SqFt Loft In Dynamic Liberty Village
While I don’t actively solicit business outside of Vaughan, I will work with close friends, past clients or referrals whose properties aren’t in Vaughan. This is one such scenario.
Al and Christina are long-time friends and all around great people
Technically they are also past clients as I recently sold them their first home in the super hot Leslieville neighbourhood! After losing out on a home that went into multiple offers (eventually selling for $127,000 over asking price), I was able to get them into a stunning, newly renovated home prior to it going on the market helping them avoid what would have surely been another multiple-offer scenario.
Now that Al and Christina have found the perfect home the primary objective shifts to the sale of Al and Christina’s fabulous 2 Bedroom plus den and 2 bathroom condo located in the highly sought after Toy Factory Lofts! Located in the dynamic Liberty Village Neighbourhood, this very unique 1218 SqFt unit Toy Factory Loft is more than just a place to call home. It offers a trendy lifestyle and all the benefits that come with life in the city including access to public transportation, the restaurants, shops, entertainment and nightlife on King West, the parks, recreation and activities by the lakefront and of course all that the downtown core has to offer.

What Did That House Sell For?
This is a very common question I get all the time! It’s natural for homeowners to be curious about the price of homes in their neighbourhood even if they have no intention to sell. After all, your house is likely your largest financial investment/asset so why wouldn’t you want to remain informed on it’s current value?
There is a super easy and super fast way to find out what homes in your Vaughan neighbourhood are selling for. You can get all the details by watching this 2 minute video.
If you would like to find out how many homes sold in Vaughan this past week including a break down by home type (i.e. Towns, Semis, Detached, Condos), I suggest that you check out the Vaughan Real Estate Weekly Review!

Bradford House For Sale

The obvious one (and most important for most people) is the significant difference in the price of similar homes. You can expect to easily save anywhere between $50,000 – $100,000 just by moving 20-30 minutes north! If that isn’t enough, consider that in most cases you will also realize significant savings when it comes to insurance and in many cases the property taxes will also be lower. Of course you also have to weigh this against the cost of commuting and the additional time required to get to work to see if it really does make sense.
I’ve got a fantastic starter home available in the fast growing town of Bradford. It is located about 20 minutes north of Canada’s Wonderland in the new (and very popular) Grand Central Neighbourhood. The home is 2 years new and the current home owners have already taken care of all those things that need to get done when you first move in to a new home. They’ve also did a lot of upgrading which means YOU don’t have to!

Whether you’re a first time buyer or someone that just doesn’t want to go through the hassles and headaches that come with upgrading the interior and exterior of your home, you’ll love the fact that this home is in move in condition!

Household Reminders

Spring Maintenance
Here are a few helpful reminders on some home maintenance items that often get overlooked:
- Check your smoke and carbon monoxide detectors – because these are typically battery powered it is important that you check to ensure that the batteries are in good working order. Having a smoke or carbon monoxide detector fail could put you and your family in jeopardy – to be safe it is best to replace these batteries with a new set.
- Check your First Aid Kit- with the arrival of warmer weather comes a return to the outdoors for children and adults alike. Scrapes, cuts bumps and bruises are a common occurrence so take the opportunity to ensure that your first aid kit is fully stocked and up to date.
- Check your Filters – there are a number of filters throughout your home that require regular ongoing maintenance and the early spring is a great time to tend to those items. In particular you should check the furnace filter and the fridge water filter.

The History of Vaughan
February 24, 2010 | Tagged concord, kleinburg, maple, thornhill, vaughan, woodbridge | Leave a Comment
It was really cool to read about the history of this great city. In fact, while doing some research for the content I came across some facts that I found very interesting.
Did you know…
- * Thornhill was named after Benjamin Thorne a prominent individual and earlier settler of the area (1820). The small settlement that grew around his various businesses was first known as Thorne’s Mills and later as Thorne’s Hill. In 1828, Thorne was granted the first post office and the village was officially called Thornhill.
- * In 1848, Benjamin Thorne went bankrupt and subsequently committed suicide.
- * Woodbridge was originally called Burwick after it’s founder Rowland Burr. It was later changed to Woodbridge to prevent confusion with another settlement of the same name (1855)
- * Kleinburg is belived to be named after one of it’s earliest settlers John N. Kline however it’s current spelling was derived from a combination of two German words: Klein (meaning “little or small”) and Berg (meaning “mountain”)

Home Staging Secrets Part 1
February 21, 2010 | Tagged clutter, staging | Leave a Comment
Jump On The Staging Bandwagon
In the past 2 years home staging has become all the rage. There are countless TV shows and other mainstream media that has jumped on the bandwagon to capitalize on it’s popularity.
But does home staging really work or does it just make for good TV?
The answer is it REALLY DOES WORK!
In this six part series I’ll share the home staging secrets that professional stagers use to turn Vaughan Homes into model homes that buyers just can’t wait to buy!
Let’s get started…
Organize or donate
This one probably goes without saying. There is a reason model homes aren’t packed to the ceiling with knick-knacks and other trinkets. You’re selling your home so take the opportunity to de-clutter it and part with the unused and unwanted items you may have been putting off. If there are items that you are not sure about than you should probably just get rid of them cause chances are you won’t be sure about them when you arrive at your new home either. It will also save you from having to find a place to store “clutter.”
Clean reflective surfaces
When reflective areas are not clean, the light no longer bounces off. Instead, they attract the eye to the dust and grime. Clean windows inside and out plus any other surfaces that reflect light including glass tables, refrigerators, counter tops, and art. It takes a little more effort to clean and keep reflective surfaces shiny but in the end the increased selling price of your home will make it all worth it!
In part 2 of this series we’ll look at how to ensure potential buyers can mentally visualize living in your home and why some things could cause offense to visitors.

Vaughan Market Conditions
February 21, 2010 | Tagged market conditions, prices | Leave a Comment
It’s A Seller’s Market!
By now you have no doubt heard all of the talk about the strong seller’s market we are currently experiencing in the city of Vaughan. Smart homeowners looking to take advantage of the current market conditions have been scrambling to beat other home sellers to market all in an effort to fetch record high prices for their homes.
But what exactly does a seller’s market mean?
A seller’s market is characterized by demand outweighing supply. In real estate that means the number of buyers looking for a home exceeds the supply of homes available from sellers.
The result in the market is:
- Buyers have less options to choose from as their is a limited supply
- Buyers must act quickly as the competition for the very best homes is fierce
- Sellers have the advantage when it comes to negotiating power
- Prices trend upwards
